Where is Headon Forest?

Headon Forest sits in north Burlington, with the Niagara Escarpment rising beyond its north end. Guelph Line runs along its west side, which puts everyday shopping close by at Beacon Hill Plaza, Burlingwood Centre and the Burlington Supercentre. A hydro corridor cuts diagonally through the middle of the neighbourhood and carries a paved multi-use path, popular with walkers, runners and kids on bikes.

Highway access is about five minutes away, which is a big reason commuters like it.

What do homes in Headon Forest cost?

Based on ITSO MLS® data for sales from April 13 to October 13, 2026:

Headon Forest
Total sales (all home types) 77
Detached sales 44
Median detached sale price $1,259,500
Detached sales, last 90 days 26 (median $1,199,500)

Source: ITSO MLS® (Cornerstone board) data, sales closed April 13 – October 13, 2026. ITSO data only; sales listed only on other boards may be missing.

What that tells us: detached homes have been trading between roughly $1.2 and $1.26 million, and 26 detached sales in 90 days means a steady flow of buyers. With 16 homes active on October 13, buyers have some choice, but well-prepared, well-priced homes are still moving.

What kind of homes are in Headon Forest?

About two-thirds of homes here (66%) are single-detached, many on large lots. Row townhomes make up about 19% and low-rise condos about 10%. Nearly half the homes (48%) have four or more bedrooms, which tells you who this neighbourhood was built for.

Almost everything went up between 1981 and 2000 (87% of homes), so you'll find mature trees, established gardens, and plenty of homes that have been updated (or are ready to be). It's a stable, owner-occupied area, with 93% of homes owned rather than rented.

Verdict: classic, established north Burlington. Not flashy, just solid.
