There is no magic number, and anyone who gives you one is guessing. In 17 years of selling homes in Burlington, Oakville and Hamilton, I’ve seen homes sell after a handful of showings and others after many more. What matters is why buyers are walking through, and what they do when they leave.
The number of showings is really a signal. Here is how I read it with my sellers.
Lots of showings, no offers. Buyers like the home enough to come, but something stops them from writing an offer. Nearly always it is price, condition, or both. Feedback after each showing tells us which. I ask every buyer’s agent for it, and we act on the pattern, not on one comment.
Very few showings. That points to the front end: the price band, the photos, the listing description, or the timing of the launch. If buyers aren’t booking, the home isn’t making the right first impression online.
Early showings, then an offer. This is common in a well-priced, well-presented home. The first weekend is when the most motivated buyers are watching. A home priced correctly on day one often doesn’t need many showings at all.
What changes the number
Price relative to recent sales nearby. A home in Mountainside and one in Aldershot can sit in very different price conversations, even at the same size.
Photos and presentation. Decluttering, lighting and a clean entry decide whether a buyer books a showing in the first place.
Showing access. Every restriction, such as short notice or limited hours, costs you buyers. Make it easy to see the home.
Season and competition. What else is on the market on your street and in your price range this month matters more than the calendar.
What I’d do instead of counting
Set a review point with your agent before you list, such as after the first full weekend and again after two weeks. At each point, look at showings, feedback and comparable homes, and decide together whether to hold or adjust. That is a plan; a target number of showings is not.
